How does For Sale by Owner Flat Fee MLS work?

How a For Sale by Owner Flat Fee MLS Listing is different From a Full Service Realtor® in Savings.

In a standard traditional real estate transaction with a Realtor®, the seller agrees to compensate the Realtor® a percentage of the sale price, typically 6%-7% plus a small transaction fee for a house listing. The Realtor® then places your property in the Multiple Listing Service ( MLS ), offering half(3%) of their commission to any agents that finds a buyer for the property.
In a For Sale by Owner flat fee MLS listing, the owner will pay a broker like HouseKey Real Estate a flat fee in advance to place your listing into the MLS. This is called "Fee for Service" and Housekey Real Estate will still offer the 3% to any agents who find a buyer, as required by most Multiple Listing Service boards. The savings would be in the form of 3% of the sale price, minus the fee you paid up front.

The Savings Can Be Great Depending On Your Home Sales Price!

If you were sell your home for $150,000, using a Realtor® you would have to pay $9,000 in commission, $4,500 to the Listing Realtor® you listed your property with, and $4,500 to the agent who found a buyer for you.

Its NOT regulated by anyone and I am not even sure the Missouri Real Estate Commission has a grip on these brokers as most are NOT holding a Missouri licence and those that do not will take your money and put you with a broker they choose who will take a piece of your fee in exchange for some service. Many will "Guaranty your Money Back" as a tool to get you to do business with them but the real motive is for you to possible fail in your Flat Fee MLS attempt. Let me explain how this works, you pay $500 or $200 and I have even seen $99.00 to get your Flat fee MLS access pass to get you home on the MLS, Nobody shows your house because they don't know your broker ( Not local ) and no responsible experienced broker is going to subject their buyer to dealing with an outside broker who does not understand our contracts, real estate customs or whatever the reason but you get the point so you decide to give up and in order to get your money back you need to go through the Flat Fee MLS broker you signed up with so they can have you use a local full service broker and you will need to pay the full fee ( normally 6-7%) paid at closing. so you list your $200,000 home that sells with the full service broker and the listing broker pays a referral fee back to your Flat Fee MLS broker upon sale of between 25-40% of the listing side commission which is between $1500.00 -$2400! Can you see how the Flat Fee Broker stands to earn more if you fail in Flat Fee MLS?
